History of the Village Mall:
- An active commercial district was part of the original plan for Sunriver.
- As recently as the early to mid-1980s, the Village was a vibrant retail district with a variety of shops and restaurants.
- Over the last two decades, the Village has experienced decline as businesses closed and fewer and fewer businesses opened and stayed.
- In addition to the deteriorating condition of the Mall buildings, the relocation of key services – USPS, SROA office, Police and Fire Departments – from the Village area to off-site locations have reduced the amount of local traffic at the Village.
- SilverStar represents the third owner of the Village in recent memory, and the first owner who has shown commitment and progress towards investment to restore the Village to its former glory.
Status of Sunriver – Importance of the Village Mall:
- Sunriver was the first, and some ways still the best, resort community in the Pacific Northwest. Today, the age of the housing base and community infrastructure is showing – and showing most dramatically in the commercial buildings in the Village core area.
- People (owners, visitors) who remember the Village in the 1980s now ask: “What happened?” People new to Sunriver ask: “Why do they tolerate this?”
- The Village Mall once was the commercial and social center of Sunriver; the Village could be that commercial and social center again.
- A revitalized Village Mall could attract new retail and restaurant operators, while creating an environment and facilities where our existing businesses can thrive.
- Since it was first built, the Village has provided a unique social and commercial component to Sunriver that has distinguished it from all other results in the Northwest. A revitalized Village full of shops, restaurants, public plazas and people would re-position Sunriver’s unique features – indeed, the community itself -- at the top of the region’s resort communities, and the one with the best of all offerings.
Proponents are:
- Both full-time and part-time owners in Sunriver.
- Community members who have watched and waited for someone to do something positive with the Village.
- People who have watched helplessly while the Village declined for years.
- People who have been embarrassed having to explain to guests and visitors why the Village looks so bad.
- People who will shop at the Village.
- People who accept the need for change in Sunriver to make the Village something positive again.
- People who understand that for businesses to be profitable in the Village, the Village has to change drastically.
- People who understand that the business model represented by the current Village is not financially viable.
- People who believe the experience of previous Village Bar and Grill Owner Marcus Schwing who described the ups and downs of doing business in the Village because of the seasonal nature of visitors coming to Sunriver.
- People who believe the owners association, SROA, can resolve the major issues the revitalization of the Village pose: parking, traffic, environmental impact, utilities, fire protection, impact on Sunriver’s amenities, etc.
SilverStar’s Redevelopment Proposal includes:
- A phased redevelopment of the Village Mall’s tired, failing buildings into a vibrant, sustainable, mixed-use resort Village, including plazas, public gathering and event spaces.
- A variety of accessible, flexible, turn-key residential offerings with easy elevator and foot access to shops, restaurants, grocery and services.
- A proven land planning style, developed with a unique architectural style and high-quality finishes that will be entirely unique to Sunriver.
- Two plazas and a seasonal pedestrian-only street area, which altogehter will provide more than double the event and open space from what the current Mall provides.
- A new, high-quality grocery store, and brewpub-style restaurant.
- A variety of new shops, food and beverage offerings, al fresco and patio dining, entertainment operations.
- A venue for families, generations and the community to come together and create new Sunriver experiences.
